Your home at Marquis Castle Pines is your sanctuary, filled with practical features and luxurious details that elevate even everyday activities. Cook up a storm in your stylish kitchen, complete with quartz countertops, stainless-steel appliances, and an elegant mosaic tile backsplash. Warm, wood-style plank flooring and a neutral color palette provide the perfect backdrop to your decor. An in-home washer and dryer and walk-in closet make laundry day a breeze, while attached garages available with select floor plans protect your vehicle from the harsh Colorado weather. At Marquis Castle Pines, we know the difference is in the details.

Please note that these are the current rental criteria and nothing in these requirements shall constitute a guarantee or representation by our community that all residents and occupants currently residing in our community have met these requirements. There may be residents and occupants that have resided here prior to these requirements going into effect. Additionally, our ability to verify whether these requirements are met is limited to the information we have received from various applicant reporting services. All applicants 18 and older will need to fill out an application and be screened.

We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:


Move-In Costs

- Convenience Fee: $5

- Holding Fee: $250

- Security Deposit: Refundable deposit amount based on rental qualification screening

- Base Rent/Prorated Rent: Based on time of lease start date


Required Monthly Fees- Utilities*, Insurance, and Property Fees
- Administrative Processing Fee: $3.75

- Amenity Fee: $5

- Renters Insurance: Variable cost based on policy selection or $15.08/month community coverage options available through Assurant

- Water: Based on occupants per unit, additional adults = 1, minors = 1

- Sewer: Based on occupants per unit, additional adults = 1, minors = 1

- Stormwater: Based on a per occupied unit calculation

- Gas: Third Party Billing; usage-based + additional per unit usage-based charges 

- Electric: Third Party Billing; usage-based

- Trash: Based on occupants per unit, additional adults = 1, minors = 1**


Optional Fees- Pets, Add-Ons, and Misc Fees

- Pet: If applicable, $35/month (2 Pet Limit)

- Pet: If applicable, $300 refundable pet deposit

- Deposit Waiver Fee: $150- Optional in lieu of security deposit

- Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction***

- Credit Card Payments will incur a service fee of 2.95% per transaction***


*Additional utility cost clarification can be provided by the on-site management team by request

**Costs can vary dependent on additional pickups and valet services

***ACH payments are processed without any additional fees
